ASHRAE Guideline 36 in a Building That Wasn't Built For It

Guideline 36 sequences assume sensors, actuators, and dampers the average existing building does not have. Partial adoption in the right order still captures most of the value.

Guideline 36 earns its reputation: standardized high-performance sequences, real energy savings, and alarms that mean something. The specification language, though, was written as if every VAV box has a working differential pressure sensor, every economizer damper seals, and every zone that needs demand-controlled ventilation already has a CO2 sensor. New construction can be held to that. An existing building has to be met where it is.

What the sequences quietly assume you have

  • Airflow measurement at every VAV box that participates in pressure and ventilation resets.
  • Discharge air temperature sensors at boxes with reheat, or the reheat logic cannot be supervised.
  • CO2 sensors in every densely occupied zone, or demand-controlled ventilation has nothing to act on.
  • Economizer dampers that actually close, with actuators that report a trustworthy position.
  • Drives on fans you intend to reset, and a network that can move zone requests to the air handler at a useful rate.

Run the inventory honestly and most existing buildings come back with gaps in every category. The wrong conclusion is that Guideline 36 is off the table. The sequences are modular, and the dependency chains are shorter than they look.

Partial adoption is a legitimate strategy

Trim-and-respond static pressure reset is usually the single largest win in the document, and it needs the least: zones that can raise a request and a fan with a drive. Supply air temperature reset follows the same pattern. Both can run while the zone-level work that full compliance requires gets planned into normal maintenance cycles instead of a capital project.

  • First: static pressure reset by zone requests, on air handlers that already have drives.
  • Second: supply air temperature reset, coordinated with the pressure reset rather than fighting it.
  • Third: demand-controlled ventilation, zone by zone, wherever CO2 sensors exist or are cheap to add.
  • Last: full zone-request generation and the complete alarm suite, once the sensor inventory supports it.

The commissioning debt comes due immediately

Guideline 36 sequences are less forgiving of bad inputs than the loose logic they replace, and that is a feature. A damper feedback that lies, a flow sensor reading half of actual, an override someone left in place: the resets respond to all of it, visibly. Expect the first weeks to surface every latent problem the old sequences papered over, and budget the commissioning time to chase them down rather than turning the resets off. Operators need to know that a manual override at a zone now ripples upstream, because a sequence that hunts is usually a sequence being fought.

Treat the guideline as a destination and adopt it in slices the building can actually support. The savings from the first slice tend to fund the sensors the next one needs.
