Assessment

A Controls Health Check is one site visit — two to six hours depending on building size — where we inventory every piece of HVAC equipment and controls hardware, audit your schedules, and flag energy waste. Within five business days you receive a written scope document, approved before any follow-on work begins, with prioritized findings and scoped proposals for any recommended next steps. No obligation to proceed beyond the assessment.

One site visit, two to six hours depending on building size. You have a written report within five business days of the visit. We do not need to disrupt tenants or shut down equipment to complete the assessment.

Pricing & scope

Every engagement starts with a defined scope document reviewed and approved before work begins. We confirm scope and expectations in writing — no hourly billing, no surprise change orders. Monitoring, integration, and dashboard projects are scoped after reviewing the system during the assessment.

Existing systems

Yes. We work with all major commercial BMS platforms and open protocols such as BACnet/IP, Modbus TCP, and LonWorks where applicable. Most buildings do not need new equipment; they need the equipment they already own programmed and monitored properly.

Absolutely. That is one of the most common things we hear. Most property managers inherit a system they did not choose and nobody trained them on. We will identify what you have, explain what it does, and tell you what condition it is in.

Remote access & support

Yes. Every dashboard we build is mobile-friendly and accessible from any browser — phone, tablet, or laptop. You see current zone temps, schedules, equipment status, and trending data. No app to install, no annual fee to view your own building data.

For monitoring clients, we remotely monitor your system, respond to alarms, and send a monthly building performance report. For one-time projects we include a 30-day post-commissioning support window for any tuning or questions. Beyond that, you can call us — but you are never required to. The system is yours.

Remote access and credentials are handled with owner-controlled accounts, documented handoff, and secure access practices appropriate to the site. We do not retain a back-door login after handoff — if you keep us on for monitoring, we use accounts created in your name that you can revoke at any time.

Documentation & handoff

Yes. At project close you receive every controller password, full point lists, sequences of operation, wiring diagrams, as-built drawings, and a credentials handoff document. Every system is built on open protocols. If you want to switch contractors next month or in ten years, any qualified technician can pick up where we left off. We do not believe in locking you in.

Service area & positioning

Yes. We document controller networks, existing communication paths, gateways, and field wiring constraints before recommending replacement or integration work. Most buildings we walk into have more reusable infrastructure than the prior contractor wanted to admit.

Every controls scope includes point verification, sequence checkout, trend review, and owner handoff documentation. We do not consider a project complete until the sequences run correctly under live conditions and the documentation matches what is actually installed.
