Frequently Asked Questions
Straight answers
to real questions.
No jargon. No runaround. Just clear answers to what property managers actually ask us.
Most assessments take one site visit — anywhere from two to six hours depending on the size and complexity of your building. You will have a written report within a week of the visit.
We work with what you have. Most buildings do not need new equipment — they need the equipment they already own to be properly programmed, scheduled, and monitored. We have experience with all major commercial BAS platforms and open protocols.
Controls health checks start at $750. Smaller investigations like tenant comfort complaints start at $250. Monthly monitoring starts at $300/month. Integration projects range from $1,000 to $60,000 depending on scope. We always give you a fixed price before we start — no surprises.
Yes and yes. Every system we build uses open protocols. You get every password, every program, every piece of documentation. If you ever want to switch contractors, you can walk away with everything we built. We do not believe in locking you in.
Absolutely. That is actually one of the most common things we hear. Most property managers inherit a system they did not choose and nobody trained them on. We will identify what you have, explain what it does, and tell you what shape it is in.
We are based in Indiana and serve retail centers, restaurants, and light commercial properties across the state. For portfolio clients with buildings in multiple locations, we travel.
For monitoring clients, we typically respond within the hour during business hours — often within minutes via the remote dashboard. For new clients or non-emergency requests, we schedule within the week.
Those companies focus on hospitals, universities, and large campuses. If you manage a retail center, restaurant, or light commercial property, you are not their priority. We built Clark & Soma Controls specifically for those buildings. You will talk to a real person, get honest recommendations, and never be locked into proprietary hardware.
